Located between Rochester and Buffalo in Genesee County, our resort offers the perfect escape for families looking to unplug and enjoy the great outdoors together. With over 500 campsites, new cabins and RV rentals for 2026, and a wide range of activities and amenities, Southwoods has something for everyone.
Whether you are a seasoned camper arriving with your own RV or a first-time visitor looking for a comfortable cabin or park model rental, our resort provides a welcoming and fun-filled environment. From the moment you arrive, you will find a community of families enjoying quality time together in a safe and beautiful natural setting.
Accommodations for Every Camping Style
New for 2026, Southwoods is proud to introduce our Deluxe Cabins and Premium RV Rentals, giving families even more ways to enjoy the camping experience. Our Deluxe Cabins sleep up to 6 guests and feature a queen bed, futon, bunk beds, a full kitchen with microwave and refrigerator, a walk-in shower, and air conditioning and heat for year-round comfort.
Our Premium RV Rentals also sleep up to 6 guests with a queen bed, two sets of bunk beds, a convertible sofa, a full kitchen, and all the comforts of home. For a unique experience, our Casa Villa Park Model sleeps 4 guests and includes a queen bed, futon, full kitchen, and a private outdoor space.
Campers who prefer to bring their own equipment can choose from six types of campsites, including premium full hookup sites with 50-amp service, spacious pull-through sites, and affordable water and electric options. With over 500 sites available, you are sure to find the perfect spot for your family getaway.

At Southwoods, there is always something fun to do. Cool off in one of our two swimming pools, challenge the family to a round of mini golf, or let the kids explore our playgrounds, including our popular pirate ship playground that sparks imaginations and endless adventures. Our game room offers indoor entertainment on rainy days, and our hiking and biking trails let you explore the natural beauty of the surrounding countryside.
Throughout the camping season, Southwoods hosts themed weekends and special events that bring the whole campground together. Our Halloween Weekends are a favorite, featuring costume contests, trick-or-treating through the campground, pumpkin decorating, and site decorating contests. Live music, holiday celebrations, and other family-friendly events keep the fun going all season long.

Southwoods is ideally located in Byron, NY, making it the perfect basecamp for exploring western New York. Darien Lake amusement park is just a short drive away, and the resort is within easy reach of Niagara Falls, one of the natural wonders of the world. Nature lovers will enjoy nearby Letchworth State Park, often called the Grand Canyon of the East, with its stunning waterfalls and gorges.
